A loan product that was banned after the housing crisis is making a comeback, for investors. 360 Mortgage is offering a variation on the old NINJA loan, which stands for No-Income, No-Job, No-Assets. The new loan is simply called NINA for No-Income, No-Assets. It’s available as a more lenient option for investors to “purchase, refinance, or cash out of their properties.”

The California rent control battle is heating up once again. Rent control advocates just launched a signature drive to get another statewide initiative on the 2020 ballot. But even before that comes into play, there are two bills under review in Sacramento that would also allow statewide rent control including some single-family rentals.

There’s a growing retirement crisis in this country. A new report on how well Americans have prepared for retirement shows that many Baby Boomers are in bad shape. Many don’t have any savings or a private pension to rely on. There’s also a risk to basic entitlements, like Social Security and Medicare. Without a major overhaul, retirees may face Social Security cuts, and bigger co-pays for health care, in the not-too-distant future.

We begin with economic news from this past week, and a report that shows a rebound in economic growth. The Conference Board says the leading economic index was up .4% in March. That’s after a less-than-spectacular .1% increase in February, and a flat reading in January. MarketWatch economists say the growth spurt is due to the strong job market and high stock prices.

Landlords are seeing higher returns on their single-family rentals. A new report from CoreLogic shows that rents increased at the fastest rate this February since September of 2016. SFRs with the fastest rate of rent growth are also at the low-end of the spectrum.
 
The firm’s Single-Family Rental Index tracks rents in 20 metros, and shows an average 2.9% increase in February of this year compared to 2.7% last year. Looking at the past year, rent growth was 3% for all rentals from low-end to high-end.

The Treasury Department released a second set of guidelines for Opportunity Zones that should clear up unanswered questions. There’s been of strong interest in the tax break program, but many Investors have been sitting on the sidelines waiting for details. Tax experts are still pouring through the new 169-page document, but according to some media reports, investors are getting much of what they wanted on their wish list.

A new survey shows that many homeowners are not prepared to make an insurance claim after they’ve experienced a natural disaster because they don’t have a home inventory list. The survey by Farmers Insurance shows that 44% of U.S. residents have never done an inventory of their possessions even though 70% of Americans have experienced damage from a natural disaster.

And sometimes the accused is a well-respected expert who you’d never suspect of any wrongdoing, like former Wall Street financier Bernie Madoff who’s serving a federal prison sentence for the largest Ponzi scheme in world history. In a more recent case, media finance guru Jordan Goodman surprised everyone, including us, for his role in the $1.2 billion dollar Woodbridge Ponzi scheme.

Zillow’s Zestimate is now competing with another new price-setting strategy that is giving sellers a more “real world” sales price. This new strategy involves iBuyers and what they would pay for a home. Sellers request an instant offer and can use that as a bargaining chip in their negotiations with a listing agent, challenging them to sell the home for a higher price. Or, they may decide to go with the iBuyer.

The Opportunity Zone program is already working its magic on run-down neighborhoods that need help from real estate investors. A new report from Zillow shows that property prices in many of these neighborhoods have already surged 20 to 25%. That’s good news for these communities and for investors putting their money into Opportunity Zone projects.

The Department of Housing and Urban Development is going after Facebook for alleged housing discrimination. HUD filed a lawsuit saying that Facebook’s advertising platform is violating fair housing laws because it allows real estate clients to micro-target certain groups of people, and exclude others. The lawsuit is surprising for a couple of reasons, including that fact that Facebook has been working with HUD to address these issues, and has already taken significant steps to prevent further violations.
